Initial Consultation

We’ll sit down together (or Zoom meet) to discuss and delineate your specific needs, wants and goals while incorporating my years of industry expertise and strategies for bringing your vision to life.  During this consult, we'll also discuss if you plan to finance the purchase (pre-approval) or use current funds (proof of funds) to acquire your new property.

Property Collection/Tours

We will create a curated Collection for you, as well as giving you direct access to the MLS (CCIMLS & MLSPin) to review the specifics, details & photos of all prospective listings. This will allow you to view all Coming Soon, Private Exclusive (off-Market) and MLS listings.  After we have reviewed and selected which homes you are excited to tour, we begin SHOPPING! This begins the Process of Elimination.  Together we will begin to realize the Must-Have's vs. the Not-Necessary items for your Cape home!

Strategize to Draft Offer

Once we find the home, we'll submit an official Offer to Purchase (aka Contract), which includes, but is not limited to, purchase price, due diligence period, timeline and closing costs. The seller then has time to accept, reject, or counter your offer. The Offer outlines the Initial Deposit, to be held by the Listing Brokerage, upon acceptance of the Offer.

Under Contract, Pending or Escrow

With your offer accepted, we are officially Under Contract.  During this time, we have the opportunity to conduct, at your expense, the Due Diligence items outlined in the Contract, prior to the signing of the Attorney drafted P&S (see below).

Due Diligence Period

Now that we are officially Under Contract, and your deposit has been delivered to the Listing Brokerage, we have the opportunity to conduct any due diligence items that we included as contingencies in the Offer.  These inspections will serve as your Home Ownership Manual, outlining what needs to be done and when, during your course of ownership. If safety issues or material defects come to light, we are able to discuss these items with the Seller. If the end results are not to your satisfaction, we are able to terminate the contract and have your initial deposit refunded.

Purchase and Sale (P&S) and Appraisal

Pending we are satisfied with the results of our Due Diligence, we are ready to sign the P&S that the attorneys have drafted. This contact supersedes the initial Offer to Purchase.  There will be a second deposit due upon signing, which will also be held by the Listing Brokerage.  After the signing of the P&S, the Appraisal will be ordered by the Lender.

Closing

Congratulations! You now own your Cape home and can begin moving in. It's time to celebrate and have your housewarming party to show off your beautiful new property. We will be standing by to answer any questions you may have about home-ownership and have a list of recommended professionals, should you need any recommendations!

I would highly recommend Livia as a real estate agent for the Capa Cod Region. We found Livia to be very knowledgeable of the region and very helpful with many of the local trade and key personnel (inspectors/bankers/lawyers) needed throughout the process). Overall, out search took about 2 years, most of which was limited by our ability to get back and forth to the cape ( we live about 3 hours away) to see houses of interest. The Agreement is is a mutual Loyalty Agreement.  As your agent, I will be dedicated to you and committed to finding a home that meets your needs.  My fiduciary duties to you include exclusive loyalty, full disclosure, confidentiality, accounting of funds, reasonable care & obedience to lawful instruction.  Together we will find you your next home!

Signing a Buyers Broker Agreement or BBA

  • This is an agreement to engage with a professional real estate agent to consult, show homes, negotiate contracts, and advocate.
  • It will establish the length of the agreement
